RAJUK FAR Calculator
A free, independent online calculator for Floor Area Ratio (FAR) in Dhaka and Bangladesh, based on the RAJUK Detailed Area Plan (DAP 2022–2035) and the Dhaka Building Construction Rules 2025 (Imarot Nirman Bidhimala). This is not an official RAJUK website or product. Enter your plot area, road width and occupancy to estimate the permissible floor area, Maximum Ground Coverage (MGC) and setbacks for residential, commercial and mixed-occupancy buildings.
What the calculator covers
- FAR and permissible floor area: base and bonus FAR from plot area, road width and occupancy type (residential A1–A6 and non-residential occupancies), following the DAP 2022–2035 density blocks.
- Maximum Ground Coverage (MGC): the maximum ground coverage percentage and the open-space and rainwater-recharge allowances for the plot.
- Setbacks: front, side and rear setbacks by building height, plot size and road width.
- Building and floor planning: floor count, unit layout, parking and lift estimates, and exportable calculation reports.
- Residential, commercial and mixed occupancy: single-occupancy projects and Residential + Commercial mixed-use projects.
Frequently asked questions
What is FAR in the RAJUK building rules?
Floor Area Ratio (FAR) is the ratio of total gross floor area to the plot area (FAR = Total Floor Area ÷ Plot Area), so the total allowable floor area is FAR × plot area. The FAR that applies depends on the density block, occupancy and road width.
কত কাঠা জমিতে কত তলা করা যাবে?
The number of storeys depends on the allowable FAR, Maximum Ground Coverage, plot area and road width under the RAJUK DAP 2022–2035 provisions. Wider roads and larger plots generally allow more floor area.
FAR guide: common questions
What is the FAR for a 3-katha plot?
There is no single figure for a 3-katha plot, because FAR depends on the plot's density block (Area FAR) and the width of the road in front of it (Road FAR), not on katha size alone. A 3-katha plot is 2,160 sq ft (about 200 sq m). For illustration, at a FAR of 3.0 the maximum floor area would be 2,160 × 3.0 = 6,480 sq ft. Enter your plot into the calculator to get the FAR that applies to it.
Does FAR change with road width?
Yes. The Road FAR (Plot FAR) depends on the width of the road fronting your plot, and a wider road generally allows a higher Road FAR. Your approved FAR is the lower of the Road FAR and the DAP Area FAR, so road width can be the limiting factor on your plot.
How do I convert katha to square feet for a FAR calculation?
One katha is 720 square feet (about 66.89 square metres). Multiply your plot size in katha by 720 to get the plot area in square feet, then multiply that by the FAR to get the maximum floor area.
Can a plot get more than its base FAR?
In some cases. Incentives such as green-certified buildings, affordable flats, transit-oriented development (TOD), a new school or a new playground can add bonus FAR to the base FAR, but the total cannot exceed the maximum FAR cap for the building type, and some incentives apply only to certain building types. The calculator shows which incentives apply to your project.
